What is Rabbet software?

Each product serves a different buyer, sits in a different software category, and is purchased separately. Most people arriving here need one and not the other, so this page explains what each product is, who it is built for, and how to tell which one applies.

Rabbet Development

Rabbet Development is real estate development management software for owners, developers, and asset managers.

It brings budgets, anticipated costs, and funding sources together so every cost ties to the capital funding it, and every number traces back to the document behind it. Teams see where costs are heading and get alerted to budget and schedule changes before they become overruns.

Who buys it. Real estate development firms, owner-developers, and asset management teams. The daily users are development managers, project accountants, and the people who own the pro forma.

What it manages. One budget maintained across the life of a project, from pre-development through stabilization, rather than a new spreadsheet version every cycle. As consultants, general contractors, and cost estimators refine the numbers, the adjustments are logged with the document that produced them, so any line item can be traced back through its own history. Anticipated cost reporting pulls committed costs, pending changes, and exposures into a forward view. Funding sources are tracked alongside costs, so a team can see what has been drawn against each source and what remains.

What it covers. Commercial real estate development, from multifamily and mixed-use to industrial and data centers. The common thread is capital complexity rather than asset type: projects with layered funding, long timelines, and budgets that several parties adjust over the life of the deal.

What it does not do. It does not manage the jobsite. There are no RFIs, submittals, drawings, or field safety workflows. Development teams that need construction execution tooling run it alongside a field platform, usually the one their general contractor already operates.

Rabbet Construction Lending

Rabbet Construction Lending is construction loan management software for banks, credit unions, and private lenders.

It turns loan covenants and internal review processes into controls that run on every draw, so a reallocation request can be judged against the rest of the budget, overbilling surfaces before it funds, and specialists carry more loans without adding headcount.

Who buys it. Commercial banks, credit unions, private lenders, and the loan administration and asset management teams inside them. The daily users are construction loan administrators, portfolio managers, and asset managers.

What it manages. Draw review across the construction loan lifecycle, with each request checked against that loan's requirements rather than a fixed vendor checklist. A lender's own covenants and internal review steps are configured once and enforced on every draw. Portfolio-level views show budget movement and exposure across the book, so risk surfaces between draws rather than at the next credit memo. Budget history is available at the line item level, so an administrator can see how a borrower has billed against any line and pull the supporting documents behind it.

What it covers. Commercial construction loans, consumer and residential construction loans, and homebuilder credit facilities, each with its own review requirements and draw structure.

Why the two products get confused

Both products read construction documents and reconcile them against a budget, so from the outside they can look like one system with two logins.

They are not. In Rabbet Development the unit of work is a project and its budget. In Rabbet Construction Lending the unit of work is a loan and its draw requirements. A development firm's projects and a lender's loans are not connected to each other inside Rabbet, and neither product gives one organization visibility into the other's records.

The reason both exist under one company is that reading construction documents accurately is difficult in both places. What each product does with that work is different, because a developer is answering a question about capital deployed and a lender is answering a question about capital at risk.

Is Rabbet one product or two?

Two. Rabbet Development and Rabbet Construction Lending are separate products with separate buyers, separate categories, and separate pricing.

Is Rabbet construction project management software?

What does Rabbet Development integrate with?

Accounting and AP systems, including Yardi, QuickBooks Online, AvidXchange, Bill.com, Nexus, and MRI. It does not replace the accounting system and it does not integrate with construction management platforms. Rabbet Development sits between construction and accounting: costs are captured and controlled as they develop, then flow to the system of record where the money moves.

What does Rabbet Construction Lending integrate with?

Core banking systems, loan origination systems, and business intelligence data warehouses, through the Rabbet API. Core connections keep loan and funding balances aligned with the system of record. LOS connections bring borrower, loan, and project data in and push status updates back. BI connections export operational data for portfolio reporting.

Every integration is a custom implementation. Rabbet does not offer out-of-the-box connectors on the lending side: each build is scoped through a statement of work and delivered as a professional service at additional cost.
